If you think you’ve lost out on the buy to let mortgage mania which swept through the market like a sandstorm over the last few years then don’t throw in the towel yet. You can still find a few brokers offering 100% buy to let mortgage deals on the high Street but admittedly they are tougher to seek out these days.
With the housing market taking a serious plunge over the last 12 months and with things still dropping quite dramatically, now is a favourable time to plan for the next investment. Timing your investment properly could lead to making substantial gains in the medium term.
We have seen a kind of no holds barred scenario for close to 10 years, at least in Great Britain. The housing market has seen amazing growth which has lulled thousands of people into a false sense of security.
Those who came to the party a bit late and negotiated their 100% buy to let mortgage are now feeling the pinch accutely. In fact many people are experiencing the horrendous negative equity situation where their unpaid mortgage has a greater value than the value of their property and rental earnings do not cover the mortgage repayments.
For these unfortunates the bubble has well and truly exploded! No wonder we are seeing record numbers of repossessions. But this was always on the cards. This unprecedented growth could not carry on indefinitely and a correction has been expected for some time. Perhaps it is one of the reasons we are seeing vast numbers of people looking for work doing free online data entry jobs in the comfort of their own home. But that’s another story!
It’s great news for those of us who are biding our time ready to snap up some fantastic deals which will inevitably come onto the market. In fact for first-time buyers the future is looking quite rosy and we will no doubt see more brokers providing 100% first time mortgages when the market is ready.
So be patient, watch the market like a hawk and make your investment when the time is right. Do it keenly and you’ll be sitting pretty for many years.

For t-shirt printing and other promotional garments and merchandise, screen printing is often employed using one of three different methods. ‘Spot Colour’ t-shirt printing is widely used and works well with many types of graphics. Spot colour printing is the most suitable method used for the printing of graphics that are not photographic in nature.
The colours of the inks to be used in the reproduction of the graphic images are usually Pantone specified colours chosen by a graphic designer. In order to isolate the hues of the ink in the image, Pantone coated or noncoated references are selected. An international colour reference used in publishing, printing and design whereby each colour is identified by a unique Pantone name and number and is called the Pantone matching system.
Spot colour printing is well suited to printing branded promotional garments or items in which colour identity and uniformity needs to stay the same throughout a varying range of items.
An additional method of screen printing used is called 4 Colour Process. This printing process is utilised primarily with photographic designs and sketches comprised of a broad variety of hues, shades and gradations. All magazines and books use this four-color printing process as well.
The inks, though they are translucent, will merge together on the white background, which will reproduce the tones and hues of the original. It is much harder to do the same on cloth rather than than paper. The methods are pretty similar. This type of printing will of course only work on white garments and will not be suitable for coloured fabrics. The print set up costs are higher than that of simple spot colour designs and as such only suitable for larger print runs of 100+
When garment screen printers reproduce such full colour images onto coloured fabrics a method called ‘Simulated Process’ is used. Much like spot colour t-shirt printing, the art is divided into tones and colours to preserve the essential qualities of the original.
This method is used by every printer and is very popular for reproducing heavy metal and fantasy images taken from CD artwork and reproduced on black t-shirts for band merchandising. Due to the higher set up prices which includes the separating of the colour as well as an increased amount of colours used to print the pictures, this works out to be the most expensive way of t-shirt printing.
